Many communities have a Home Owner's Association (HOA) that provide services for the area. HOA benefits vary widely from neighborhood to neighborhood, which makes it very important to talk with your realtor about costs, services, bureaucracy and other positive and negative drawbacks to a specific area. There are 3 primary types of HOAs you'll find in communities within Punta Gorda and Port Charlotte:
HOAs for Condominiums in Charlotte County:
Condominium complexes almost universally have some sort of HOA structure due to the amount of 'shared' elements -- The roof, the walls between units, landscaping, pest control, driveways, pool, spa, fitness center, etc. While not all condominiums have all those features, they all have some and they all must be maintained and regulated. The HOA collects a monthly fee from every owner and has a board (comprised of owners) to set and enforce rules on usage as well as determine what maintenance and repairs are needed to the complex over time.
Condominium HOA fees across Punta Gorda and Port Charlotte vary widely based on the community features and benefits provided from a few hundred dollars per month to much more than that.
HOAs for Neighborhoods in Charlotte County:
Not all neighborhoods have an HOA and even those that do have them do not have a required membership. The HOA for neighborhoods serve a similar purpose to that for condominiums, but there are usually less shared elements. For neighborhoods like Punta Gorda Isles and Burnt Store Isles, there are no required HOAs as the roads and parks are owned by the city and there's no greenbelts or waterways to be maintained by homeowners. These communities due have an optional HOA you can choose to participate in which help maintain some features, like the entrance signage and community events. Other areas, like Burnt Store Lakes and Burnt Store Meadows have lakes and stretches of grass between homes which are maintained by the HOA, which owners are required to join.
Neighborhood HOAs usually focus on the maintenance aspects of an area and have fees of a few hundred dollars per year.
Master Association HOAs
Finally, there are development community HOAs also known as Master Association HOAs, like Heritage Landing and Burnt Store Marina which contain a variety of home types from single-family homes to villas to condos. These are gated communities with many amenities like golf courses, resort style pools, restaurants, fitness centers and more that all homeowners share. The Master HOA fee provides access to and maintains these amenities.
Fees for a master association vary widely, but are usually above a thousand dollars per quarter.
It's important to know that many communities with a Master Association also have additional neighborhood or condo HOAs to maintain the localized area for the homeowner.
